FARMING: The property is separated into two different farming blocks. The BLOCKS north block consists of 73.05 assessed acres. The south block consists of 121.87 assessed acres.
VARIETIES & ROOTSTOCK: Both the north and south blocks are planted on Krysmk-86 rootstock and the trees were purchased from Sierra Gold Nursery (South Block) and Duarte Nursery (North Block). The varieties in each block are as follows:
IRRIGATION: The ranch has three deep wells with very good production and water quality. Currently, only two of the wells are setup with spin clean filters. The third well could easily be upgraded and hooked into the irrigation system. The two wells will irrigate the entire ranch through the microjet sprinklers in
one set with lower pressure. Hooking up the third well would provide higher pressure and more water volume if desired by the new owner.
AGE: Most of the south block was planted in the spring of 2016. The rest of the ranch was planted in April of this year.
PRODUCTION: The 90 acres of older trees produced about 60,000 pounds last year. This years crop appears to be a very good crop on the older trees.
SOILS: According to the NRCS Web Soil Survey, the ranch has 122.7 acres of class one soils, 27.1 acres of class two soils, and 47 acres of class four soils. (See attached soil map)
FINANCING: The north block currently has an owner carried a note of $900,000 at 3.75% interest which is fixed for 20 years. A potential buyer may be able to assume this note from the note holder.
POTENTIAL DEVELOPMENT: The entire north block and the north portion of the south block could be developed to homes in the future. There is an existing sewer line next to the entire western boundary of the ranch. This sewer line services the 3,000 plus home situated south of the ranch. River Oaks Drive, which is the main road through south Plumas Lake, will also follow this sewer line along the propertys west border when it is extended by the county in the future.
