This farm has been in the same family since 1946 and has been groomed to make money for the owners.  The current owners have operated a U Cut Christmas tree business with gift shop, U Pick Blueberries, Maple Syrup production, small sawmill, horse boarding, beef production, hay production, dog coyote hunt training business with over 300 acres with 8 foot high fencing for the dog training area!  The fenced-in area has no whitetail deer in that area offering fields to grow fruit and vegetables without the nuisance of deer browsing on your hard work.  There are 10 ponds spread across the property offering the potential for irrigation.  The current owners would typically sell 400-500 Christmas trees during the fall season and sell the maple syrup produced on the farm in the gift shop.  There are approximately 30 acres of Christmas tree stock in various stages of growth with species that include fraser fir, blue spruce, and douglas fir.  This farm has been part of the Christmas Tree Farm Association since 1948.  They currently have a maple syrup tap line which includes 1,300 taps with the potential to add another 5,000 taps or more.  The hardwoods have been managed for several decades with maple syrup production and sustained growth in mind which consists of over 100 acres with a substantial amount of marketable timber.  There are several truck tractor paths throughout the property for ease of access.  For additional revenue there is a cell tower on the property that has an existing lease that pays enough to cover all the yearly property taxes!

The main house is a single story ranch-style home and has 3 bedrooms, 1 bath and over 2,500 sq. ft. with an attached 2 car garage and a walkout basement with a 2 bedroom apartment in the basement.  Heat to the house is supplied by a wood boiler and fuel oil boiler for backup.  In the basement is a room that is a designated root cellar to store your veggies in the winter months.  The grounds around the main house include three large outbuildings, a dog kennel and a 2 acre pond.  The house is located at the end of a dead end road.

The main shop barn is 30 x 60 and half of which is insulated and heated with a concrete floor.  The other 2 outbuildings near the house are open shed-type buildings for the saw mill, 36 x 60 and 72 x 35 equipment storage.  The horse barn is 32 x 50 which is down the road and has water and power including a tack room and several horse stalls, outdoor riding arena and a 5 acre fenced pasture.  In the woods directly north of the house is a rustic cabin 20 x 24 with power and lights used mainly for traveling customers of the dog training pen that stay overnight which creates another source of revenue.  There is a small gift shop with an outdoor staging area for the Christmas trees.  The large pond directly behind the main house was recently dredged and is approximately 10 feet deep and stocked with bass and bluegill.  The water well at the house is a good well that produces over 20 gallons a minute flow rate.  The current owners had permits to grow hemp on the property and had some successful harvests.  Further down the road there is a maple sugar house for processing maple syrup.  The maple syrup equipment consists of a large wood-fired evaporator and a reverse osmosis machine, and all the finishing equipment which is almost new and could be purchased separately in addition to the real estate along with several tractors and other equipment (additional equipment list provided upon request).  The Christmas tree processing equipment will be included in the sale of the property.
